Elevate Design + Build redevelopment of Historic Manheim Park expands to surrounding neighborhoods.

Elevate Design + Build launched an urban revitalization project in the heart of Midtown KCMO in the Spring of 2020. The historic Manheim Park neighborhood nestled between Troost Avenue and The Paseo was the project starting point with the purchase and redevelopment of vacant lots along Tracy Avenue between 41st Street and 44th Street.

Elevate Design + Build has acquired more vacant land along the Troost Corridor and is continuing to build homes on vacant lots within Manheim Park, and now Center City and Squire Park.

The redevelopment efforts provide new thoughtfully designed modern homes that offer luxury finishes, off-street parking, finished basements, and the convenience of great highway access. All nestled less than two miles east of the Country Club Plaza, Whole Foods, and Nelson Atkins Museum. Elevate has partnered with the Historic Manheim Park Neighborhood Association to beautify, maintain, and secure the neighborhood and community garden.

“These quiet and historic communities offer so much in terms of location, convenience, and sought-after urban living near the Plaza. When you couple that with unique luxury homes and homeowner incentives, “it’s truly the Plaza without the price tag” said Angie Beerup, Co-owner.

Because many of the homes are situated in a federal opportunity zone there are incentives to potential homeowners such as 10-year tax abatements, forgivable down payment assistance up to 4% of the purchase price of the home, and several special loan programs available through the Missouri Housing Development Council and local lending partners.

Sean Flandermeyer, Co-owner, noted that “the Troost Corridor has been identified as an “up and coming neighborhood” based on a 2019 Millennial housing study done by Highline Partners. The study noted that Millennials are seeking urban neighborhoods that are safe, accessible, affordable, and diverse. We are creating this preferred environment and breathing new life into these communities.”

“We currently have six modern design plans that offer high ceilings, basement finish packages, garages and/or off-street parking. The homes also include chic outdoor spaces with built-in fire pits, grilling stations, and covered decks perfect for entertaining friends and family.
